What is Clyde Gateway
Innovation?
Clyde Gateway Innovation is a mixed-use, market-focused initiative building on an ecosystem for companies, institutions and tenants. It is driven by Clyde Gateway with partners including Glasgow City Council, South Lanarkshire Council, Scottish Enterprise and the University of Strathclyde.
Clyde Gateway Innovation provides immediately available office and HVM manufacturing space, a pipeline of innovation-led projects and future development and investor opportunities.

Clyde Gateway is seeking a Strategic Development and Investment Partner to accelerate the delivery of further phases of modern, market-facing workspace at Clyde Gateway Innovation.
The role will include accelerating delivery of:
• Market-ready speculative buildings
• Pre-let and user-specific development
A commitment to phased speculative development and active occupier engagement will be essential, alongside the ability to help curate a coherent, high-quality regional innovation offer.
XWORKS

Clyde Gateway is delivering XWORKS – a new generation of innovation-led and adaptable mid-tech workspace, designed to accommodate advanced manufacturing and pioneering research & development occupiers.
Two striking buildings providing flexible hybrid workspace of 29,395 sq.ft. (2,731 sq.m.) up to 38,054 sq.ft. (3,535 sq.m.) and 6,880 sq.ft. (639 sq.m.). The larger building is also able to be sub-divided, offering up to four units.
XWORKS occupies an enviable Dalmarnock location, directly opposite the train station offering seamless connectivity to the city centre and wider region.
