What is Clyde Gateway
Innovation?

Clyde Gateway Innovation is a mixed-use, market-focused initiative building on an ecosystem for companies, institutions and tenants. It is driven by Clyde Gateway with partners including Glasgow City Council, South Lanarkshire Council, Scottish Enterprise and the University of Strathclyde.

Clyde Gateway Innovation provides immediately available office and HVM manufacturing space, a pipeline of innovation-led projects and future development and investor opportunities.

Pipeline projects planned for completion
in 2027/2028 include:

  • XWorks, Dalmarnock – 29,432 sqft and 6,525 sqft HVM Units

  • Red Tree Labs, Shawfield – 50,912 sqft Laboratory/Office Building

Red Tree Labs comprises of 50,915 sqft (GIA) of accommodation over four floors.

Construction is due to commence in late 2026 and available from late 2027 / early 2028.
